Students are required to identify an urban property as a reference to the assignment question. Your discussion should reflect the property that you have chosen. To facilitate a good explanation, students should conduct a close observation on the site and the property.
Assignment Question
Students are advised to choose the property that they could easily have access to obtain
detailed information. The property can be any of categories of land use and usage.
With Reference To The Subject Property;
1. Describe the physical characteristic/features and legal description of the property.
2. Identify and explain the relevant factors affecting market value of the property.

The Assignment Will Be Marked Based On The Ability Of The Student
1. To identify an urban property (5 Marks)
2. To define market value in accordance to Malaysian Valuation
Standard. (5 Marks)
3. To describe the physical characteristics/features of the property (20 Marks)
4. To extract legal details of the property. Reference should be to the title
document or any relevant legal document pertaining to the property. (10 Marks)
5. To identify and explain the factors affecting market value of the
property. The factors could be of a negative and positive impact on
the property market value. It is advised to discuss between EIGHT (8)
and TEN (10) relevant factors that affect the market value of the
property. The discussion should reflect the subject property. (50 Marks)
